A typical 10,000 sf residence, contract signed in January. Variances of ±2 months on Build are common — for weather, permitting, and a client’s right to change their mind.

What kinds of projects does Liberty take on?
Custom residential construction and renovation, commercial construction and build-outs, and the disciplines that support them — architecture and design, engineering, project management, landscape architecture, and interior design.
Do you work with an outside architect?
Yes. Liberty can support architecture and design directly, or coordinate with an outside architect and consultant team when the client already has one in place.
How do you price the work?
Against documents, not allowances. Discovery ends with an honest order-of-magnitude bracket; Design ends with a guaranteed maximum price set against complete construction documents — the number we build to.
Do you help with construction financing?
We don’t lend, but we work alongside your lender from Discovery on — draw schedules tied to inspected milestones, lien waivers with every draw, and documentation banks accept the first time.
Where do you build?
Liberty Partners is based in the Celebration / Kissimmee area and serves Central Florida, including residential, commercial, resort, and specialty projects.
How does hurricane season affect the schedule?
It’s planned for, not hoped around. Weather-sensitive stages like roofing and dry-in are sequenced against the June–November season, and every schedule carries a disclosed weather variance.
What if our timeline slips?
Permitting, inspections, weather, lead times, and your own changes can all move dates. That’s why every schedule carries a disclosed variance — and why issues surface in the monthly report, not at the end.
Can we see a project under construction?
Often, yes. When an active build is at the right stage and its owners agree, we’ll walk you through it. The coordination behind a finished home is easier seen than described.
